1) Consider a so-called problem lot (hillside, narrow, etc.)
These lots may be unpopular or seem unbuildable. This can be untrue. There are lots you can do with lots that aren't "perfect", such as grading, building upwards instead of outwards. Your home can still be that dream home if you think outside of the box.
Using vinyl siding or metal roofing may cost a little more during the initial building process, but will save you tons in the end. These exterior products do not require re-painting or quick replacements. They will certainly be time-savers and help out your budget over time as well.
3) Splurge only on those things you cannot live without
Of course, doors, windows, kitchen items are those you do not want to skimp on, as they are very important. You can, however, choose a different couch or decor items and then upgrade later when your finances allow. The structural items should be the splurge allowances, while the others can always be easily replaced.
4) Don't overbuild for the neighborhood
