The answer to the question cannot fit in one sentence, or even a paragraph. In fact, the cost of a custom new construction build by us, Miller Construction, completely relies on the floor plan of choice. Per finished square foot, a two-story costs less than a ranch, for example. A crawlspace costs less than an unfinished basement (and the taller the basement walls, the higher the cost). And like any other product, prices increase over time. Therefore, a home that we built and sold a year ago unfortunately must be sold at a slightly higher price today.
Most common items that raise or lower the price:
- Square footage: easily understood; the larger the home, the higher the cost
- Windows/doors: 100 windows will always cost more than something with only 25 windows
- Foundation: the larger the "footprint", the higher the costs (as well as the simplicity; the more bumpouts, the higher the cost)
- Roof line: the more complicated the roof line, the higher the cost
