Linked here is our warranty booklet explaining what IS and what ISN'T covered for up to one year post-closing on your new, custom home. We perform a closing walk-through to address any issues that arise and need repairs just before the papers are signed. This addresses any paint touch-ups, cabinet adjustments, etc. that you notice at the end of construction. Again, at the one-year mark, you will submit a punchlist of items that have come up... If these fall under coverage on our one-year warranty, then we will assign appropriate subcontractors.
This booklet is essential to our homes. It shows what is considered general homeowner maintenance or is a construction issue. Minor cracking or settling will occur with your drywall, the woodwork in your home will dry out slightly, and things can need adjusting. As long as these items are minor, we can repair as necessary. Other items fall under general home maintenance... We do not touch up the paint where your child drew on the walls, the floor damage from moving, or any cabinet wear and tear. Your gutters will need cleaning out, your HVAC system will require tune-ups, and other repairs will be the buyer's responsbility.
