1) Accept that your house is not perfect. Okay, so it's perfect for you, but some things will not be completely flawless. Unfortunately, new construction homes come with flaws and necessary repair work. Now, that does not mean by any means that your house is a "lemon". Your house was built with extremely high standards by all of our trades, but they are HUMAN BEINGS. Human beings are just that, and not a machine or a robot. Expecting your home to be without any flaws will only cause the high levels of stress we strive to lower. Be realistic and you can avoid the anger and stress.
2) Make a list and document each item on a sheet of paper/email draft. If you have a list of such and such items, we will not have to schedule 20 warranty appointments to go over each individual item. Of course, if the item is serious, such as a flood, water leak, or on fire, please contact us immediately. For the small stuff, don't sweat it! We will schedule a 3-month warranty appointment to re-caulk, adjust cabinets, etc. Paint touch-ups and drywall cracks/nail pops will be addressed at the 12-month warranty appointment. These items will occur as time goes on and the house adjusts to the ground and the different seasons.
3) Verify all of your completed repairs. We keep a running list of the items you bring to our attention, but please keep us updated with what is checked off, and what requires additional work. We don't want to miss anything!
